Tourism Leads to
In-Migration
Carolina Tourism will
deliver 66 million visitors this year – the In-migration Industry will
see 450,000 new faces and $33 billion in fresh cash.
All who relocate
arrive first as a
“Turbo-Tourist” visitor, making Tourism the “birth
mother” of In-migration.
Consequently, destinations large and small are investing in tourism realizing it will
deliver an affluent tax base. (One example: NC is launching a Certified
Retirement Town Program.) We’re really in the destination business …
selling a piece of the Carolina lifestyle.

Hello !
Our intent with this B2B eBrief is to grow your Carolina IQ in support of your business goals.
As this economy seeks traction, I’m observing a new alertness to opportunities often overlooked when times are good.
The key theme is clearly about partnering for impact and efficiency. Companies and individuals are circling wagons like never before. Strapped budgets are creating unusual bedfellows.
Another forward thinking strategy gaining traction is the sustainability and “green” movement. The cost of energy is not going down. Construction technology is transforming. Alternative energy sources and recycling are the new job creators.
As the economy unfolds, leaders are taking charge of what they can control … partnering to harness the tourism engine and adopt green efficiencies. CarolinaLiving marketing tools support both as we speak to 500,000 people with Carolina motivations and now offer 25+ green articles.
When you are ready to take advantage of these realities, count on our team to support your new business goals.

All the Best,
Patrick Mason

It’s Good To Be Here
1st quarter moving trends by Movers.com:
We already know that Americans are moving in and out of certain cities and states at much higher volumes than others. But where do the Carolinas stand? According to Movers.com, the state that has the highest ratio of inbound-to-outbound relocation is Texas, with North Carolina and Florida rounding out second and third. These states are actually seeing population growth, according to their relocation statistics.
The states seeing the most people leave without inbound moves to replace them are Michigan, New York and Ohio. Here’s a tip: interviewing folks from those states who’ve made the move will offer great testimonials to their friends and family back home. Need help deciding what to do next? Contact Kathy Pettit.

Resort Development
The Spring 2010 edition of “Resort Real Estate Survey, Industry Perspective on Consumer Trends Emerging from Economic Crisis,” a study conducted by Christopher Kelsey and David Norden in which over 300 industry professionals and second home property owners participated, concluded that the mood of the resort development industry had shifted from “fearful uncertainty to resolved commitment to reposition resort residential communities to meet the new reality.”
Housing Highlights
In May, the seasonally adjusted annual rate of existing home sales declined 2.2% month-over-month to 5.66M units … All four regions recorded annual increases. The South posted the greatest gain, up 22.9% YOY. Little tiny steps forward.
Back to the Coast – Again
North Carolina’s Outer Banks saw sales double year-over-year in January and the median sales price was up sharply, from $290,000 to $390,000.
Other NC markets to see year-over-year growth include Cabarrus and Lincoln counties (Charlotte), up 32.7% and 37.3% respectively, and Rutherford and Transylvania counties in the western mountain region, up 38.6% and 25.8% respectively.
Family-Friendly Trends
A more casual, family-friendly attitude is becoming increasingly common in the club industry (as well as throughout Carolinas communities). Tennis is back and activities and amenities appeal to all ages and interests. “Tie and jacket” mandates are on the wane as well. But denim on the tennis courts? Don’t discard your tennis whites just yet.

We Could See
Them Coming
85% of the nation’s population growth occurred in the South and West over the past decade.
(Aren’t you glad you’re not marketing in Michigan and Ohio?)

Think About It
Only 22% of households are now made up of a married couple with children. Different family models, multiple ways to reach them, a whole new way of thinking – and selling!
Kudos to the
Tarheel State
NC now ranks fourth in CNBC’s annual report, “America’s Top States for Business.”
CNBC graded the states on more than 40 measures of competitiveness, including the cost of doing business, workforce and quality of life.
Positive Partnerships
Want to attract business, which means the families that will follow? Consider the successful model from the Charlotte Regional Partnership. They’re picking and choosing which industries to pursue, with great results. Long gone are the days when the lone ranger gets the job done.
